Who do you work with?
We work with a wide range of clients across Sydney's Eastern Suburbs and beyond. This includes individuals downsizing from a long-term family home, families supporting a parent or loved one moving into aged care, executors and family members managing a deceased estate, and overseas or interstate property owners who need trusted local representation. Can you help someone who is managing a transition on their own?
Absolutely — and this is one of the situations where our service makes the biggest difference. Many of our clients come to us independently, without family support nearby. What does end-to-end support actually include?
Our end-to-end service covers everything from the initial walkthrough and project planning through to the final handover of the property. This includes move planning and transition oversight, property preparation for sale or lease — including styling, cleaning and presentation — agent and solicitor liaison, sourcing and coordinating trades and suppliers, thoughtful clearance, donation and disposal of furniture and personal belongings, coordination with auction houses and specialist valuers where required, removalist and storage coordination including move-day oversight, and utilities, subscriptions and service transfers. Every project is tailored to your specific needs — you choose the level of involvement that works for you.
What is the difference between a property transition manager and a removalist?
A removalist physically moves your belongings from one place to another. A property transition manager coordinates the entire process — which includes sourcing, briefing and overseeing the removalist, along with every other party involved in the transition. Think of us as the project manager who ensures all the moving parts — trades, agents, solicitors, removalists, stylists, storage providers — are aligned, on time and working in your best interests. You make one call. We handle everything else.
Can you help with a deceased estate?
Yes — deceased estate coordination is one of the areas where our service is most valued. Managing a loved one's property after they have passed is an enormous undertaking, often handled by executors or family members who are already grieving and overwhelmed. We act as a single point of contact for the entire process — liaising with solicitors and agents, coordinating the clearance and disposal of personal belongings, overseeing property preparation, and managing through to sale or handover. Every aspect is handled with complete discretion and care.
Can you help if I live interstate or overseas?
Absolutely — this is one of the most common reasons clients come to us. Managing a Sydney property transition from another state or country is incredibly difficult, and the stakes are high. We act as your trusted local representative, keeping you fully informed at every stage while managing everything on the ground. You don't need to be present. We handle every detail and report back to you with clarity and regularity so you always know exactly where things stand.
How much does it cost?
We work on a fixed-fee basis, tailored to the scope and complexity of each project. Every situation is different — a straightforward property preparation engagement is priced differently to a full deceased estate coordination — so we always begin with a free initial consultation to understand your circumstances before putting together a proposal. There is no obligation at all at that stage. We believe in complete transparency around fees and will always confirm the scope and cost in writing before any work begins.
Do you work with real estate agents?
Yes — we work closely with real estate agents as part of the transition process. We can liaise directly with your agent on your behalf, or help you select and brief the right agent for your property and situation. Many agents in Sydney's Eastern Suburbs refer clients to us when they can see that a family or individual needs more comprehensive support than a traditional real estate relationship provides. If you already have an agent, we work alongside them seamlessly.
How long does a typical transition take?
This varies significantly depending on the scope and complexity of each project. A property preparation engagement ahead of a sale might take three to six weeks. A full downsizing or deceased estate coordination — including clearance, preparation and sale — typically runs over two to four months. We develop a clear project timeline at the outset and keep you updated throughout so there are never any surprises. Timelines can also be adjusted to work around your personal circumstances and the property market.
